• Demand Drivers: Historical & Projected Enrollment Growth
Sam Houston State University has grown by 2,270 total students, or 11.8%, over the 10-year period between Fall 2013 and Fall 2022, with an average annual growth rate of 1.5%. SHSU welcomed its largest freshmen class in history in Fall 2022, a 15% increase YoY. According to the Master Plan that was approved in Spring 2023, the University is projecting a 13% increase in enrollment at its main campus in Huntsville over the next 10 years – an increase of nearly 2,000 students. Additionally, an increase in Texas’ state population of 18 to 24-year-olds is forecasted to increase by 3.6% in the next 5 years.
• Recovering Off-Campus Housing Market
The SHSU off-campus housing market was historically healthy, sporting ~93%+ occupancy up until 2020 according to Axiometrics, when multiple factors roiled the market. The Covid-19 Pandemic significantly impacted off-campus occupancy in 2020 and stunted enrollment growth for 2021. At the same time, 1,380 beds were delivered in 2020 which created a supply/demand imbalance that the market is now recovering from. There are no new off-campus purpose-built student housing projects in the development pipeline for Huntsville at this time, and with the headwinds of the Pandemic and supply behind and tailwinds of projected enrollment growth, signs point to the SHSU off-campus housing market stabilizing at 90%+ occupancy in the near future.

The Connection is located approximately 0.5 miles northwest of SHSU’s main campus, tucked behind a prominent commercial shopping district that includes an H-E-B grocery store and Shenanigans & Confetti Beach Club – a popular night club for SHSU students. While it is within walking or biking distance to most areas of campus, the Property provides a free, privately contracted shuttle to campus for its residents in additional to free parking across the community. Covered carport parking is available for an additional $15/mo.
